People’s Place – Completion Anticipated August 2024

Housing for individuals, families & farmworkers

People’s Place is a new development of 69 one-, two- and three-bedroom units, which will serve households earning 30-60% of the area median income (AMI). The property will also have 21 units set aside for farmworker households making 30-45% of the AMI.

All units will be equipped with a new refrigerator, stove, dishwasher, window coverings, and vinyl flooring. On-site amenities include a community building and kitchen for resident events, outdoor courtyards, shared gardens, designated bike storage, onsite uncovered parking, and playgrounds. All residents will have access to free, confidential supportive services.

Tiburon Place – Completion Anticipated December 2024

3750 Bullock Lane, San Luis Obispo

Housing for individuals & families

Located in the City of San Luis Obispo, this new construction development will be comprised of 68 apartments, including studio, one, and two bedroom units. This three-story, three-building configuration with a community room, outdoor courtyard, and playground, will serve individuals and families making at or below 60% of the Area Median Income, as well as populations with special needs. Residents will also have access to onsite property management and service-enriched support.

Cypress Place I – Completion Anticipated December 2025

5536 Cypress Road, Oxnard

Housing for individuals, families & farmworkers

Located near essential services and adjacent to Oxnard’s Garden City Acres Park, this first phase of construction will provide 90 new units of affordable housing. This will include one, two, and three bedroom apartments for low-income individuals and families, with 43 units set aside for eligible farmworker households, and a preference given to those that live or work in the City of Oxnard. The second phase of Cypress Place, not yet underway, will bring an additional 60 units to the site.

In addition to being designed to meet GreenPoint Rated Gold, the project will also provide onsite renewable energy sized to meet 100% of residential consumption. The property will also feature an 8,000 square foot community center for resident recreation and PSHH services, which include onsite property management, supportive housing programs, and afterschool education.

Cleaver & Clark Commons – Completion Anticipated December 2025

1206 W. Grand Avenue, Grover Beach

Housing for families, farmworkers, and those at risk of homelessness

Comprised of two buildings, this new development will bring a total of 53 one-, two-, and three-bedroom units to the City of Grover Beach. Features of the proposed site plan include an interior courtyard with common open space areas connected via walking paths, drought-tolerant landscaping, and two community rooms for resident gatherings. Residents will also have access to onsite property management, and service-enriched support.

Buellton Garden Apartments – Completion Anticipated April 2026

10 McMurray Road, Buellton

Housing for individuals & families

Located at 10 & 12 McMurray Road in Buellton, near essential services, this new development is comprised of 89 units, including one-, two-, and three-bedroom units for low-income households. It features a welcoming community room, well-resourced learning center, and onsite supportive services for residents.

Calle Joaquin

Calle Joaquin Apartments – Completion Anticipated Early 2025

1433 Calle Joaquin, San Luis Obispo

Housing for transitional aged youth and individuals who are unhoused or at risk of becoming unhoused

In partnership with the City of San Luis Obispo, People’s Self-Help Housing is developing 76 units at the former Motel 6 located at 1433 Calle Joaquin. Residents will have access to laundry room, outdoor recreational spaces, on-site property management, and supportive services. This development was made possible through innovative funding from the California Department of Housing & Community Development’s Project Homekey program.

In Pre-Development:

Pre-development is one of the most important parts of building new affordable housing. Zoning, density requirements, design, and financing all need to receive local jurisdiction approval before building can begin. We currently have 461 units in this phase:

  • Cambria Pines, Cambria – 33 units
  • Community Courts, Ventura – 57 units
  • Cypress Place II, Oxnard – 60 units
  • Del Rio Ridge, Atascadero – 42 units
  • Fillmore Terrace, Fillmore – 50 units
  • Paseo Paloma, Atascadero – 72 units
  • Rolling Hills III, Templeton – 28 units
  • Sister’s Heritage, Santa Maria – 119 units

In Acquisition:

Acquiring developable land is increasingly difficult, especially in one of the most expensive real estate markets in the US. However careful planning in these early phases provides a strategic foundation for new affordable housing. We currently have 150 units in the acquisition phase of development.
